
Demolition of the Atrium office building in Warsaw
About the project
The Atrium International building in Warsaw, commissioned in 1995, was one of the first modern office buildings in the capital after the political transformation. Designed by Biuro Kazimierski i Ryba, the building co-created the new frontage of al. Jana Pawła II and won the title of Ulubieńca Warszawy in the first edition of the Życie w Architekturze competition. After almost three decades, the owner of the building - STRABAG Real Estate - decided to demolish the building in order to build a modern Upper One complex in its place, according to the design of the medusa group and MHM architects studio from Vienna. The new complex will consist of a 34-storey office tower and a 17-storey hotel. Grupa Tree was selected as the contractor for the comprehensive demolition of this prestigious building. Our task was to carry out the work in a safe manner, with minimal impact on the surroundings and with maximum recovery of materials for recycling.

Challenges
- The location of the building in the very center of Warsaw, at the busy Jana Pawła II avenue, requires special safety measures and minimizing the impact on the surroundings.
- The need for selective demolition to enable recovery and recycling of as many building materials as possible.
- The complex structure of the building put into use in 1995, which was one of the first modern office buildings in Warsaw after the political transformation.
Our solutions
- The use of advanced selective demolition techniques, which allowed the building to be safely demolished without affecting neighbouring buildings.
- The implementation of a comprehensive process of segregation and recycling of building materials, including the recovery of 388 tonnes of iron and steel, 25 tonnes of cables and 20 tonnes of wood.
- The use of specialist equipment and experienced staff, which enabled the work to be carried out according to schedule and in compliance with the highest safety standards.
Results
- Safe and timely demolition of a prestigious building in the center of Warsaw.
- Recovery and recycling of 70% of materials from a demolished office building, including elements that were used to rebuild houses in Ukraine.
- Site preparation for construction of the new Upper One complex, which will consist of a 34-story office tower and a 17-story hotel.
